We provide full service property management services for small to medium sized (up to 80 doors) multi-family residences. Our services include marketing and advertising, tenant screening and placement, collection of rent, move-in/move out inspections, regular and preventative maintenance services, accounting and bill pay services, monthly reporting options, direct deposit of rental proceeds, coordination of lender financing requirements, and coordination of evictions (if needed).

Full Service Property Management
Includes the following fees...
Tenant Placement Fee (Leasing Fee)
Covers all the costs of placing a tenant in your property, including taking professional quality photos for marketing purposes, advertising costs, showing services, tenant screening, and lease signing. This fee is only due AFTER we’ve successfully placed a qualified tenant in your property.
Renewal Fee
This is charged at the end of each tenant’s lease term, after we have secured a 12-month renewal of their contract. This fee includes a comprehensive analysis of the tenant’s history (including any late fee payments, damages, and repair requests) as well as pricing changes in the current market to determine if it’s in your best interest to renew the tenant’s lease or start looking for a new tenant.
Maintenance
We try to minimize your maintenance costs by providing maintenance services from our in house maintenance team at a very reasonable hourly rate, billed in 30 min increments. We also have a large, stable network of licensed, insured contractors for HVAC, electric, plumbing, and other licensed services that we have been using for years. These vendors give us volume pricing which we pass on to our owners. We don’t mark up our vendor bills or add any additional fees. Whatever we are billed gets passed on to you.
Start-up / Setup Fees – Zero
We don’t charge any fees to get started – if we don’t produce and make you money, we don’t get paid!
